Clean, Organize, and Neutralize Your Space: Unclutter your house to make it look bigger and cleaner. Buyers need to be able to envision their own belongings in the home, so avoid using bright colors and too many personal effects.


Make the House Sparkle: Start by washing windows inside and out. Next, rent a pressure washer and spray down sidewalks and exterior. Re-caulk tubs, showers and sinks, polish chrome faucets and mirrors, wax floors, dust furniture, ceiling fan blades and light fixtures. Updating your home’s front exterior is a great way to improve your curb appeal. 


Keep your lawn green and landscaping trim:

Get your lawn in shape. A patchy lawn and non-maintained landscape takes away from the home's overall appearance.


Exterior Photographs

If you own a condo or townhome without a yard, then we will take pictures of the clubhouse, pool, spa or tennis courts. If you have a yard, however, buyers will want to see it.


A demographic profile and the analysis of the home’s features will determine the types of buyers who are most likely to be interested in the home.


Then adapt a marketing presentation to emphasize factors that are probably of importance to your target buyers. For example, entry-level homes might emphasize low down payments and neighborhoods with good resale value. Luxury home buyers may be more concerned about privacy and quiet in the neighborhood.



Setting the Right Price for Your Home


A key part of the marketing plan is setting the list price. If a home is priced too low, you won’t benefit from the optimal profit. If a home is priced too high, potential buyers may be scared away. To determine the best asking price review the cost of recently sold homes, evaluate the competition and study marketplace trends.

We are fully trained to use different types of information to help you reach the right asking price. It is also helpful to discuss other terms and conditions, such as timing and items that can be included with the sale of the home. Both of these can make your home more attractive to potential buyers. 


Location: You can't get away from this one. If your house is located in a desirable area that is in demand, you will be able to get a higher price than you can for the same house in a less desirable area.

Condition: A house that has been better maintained and shows better will always sell for more than one that has had deferred (neglected) maintenance and needs work.

Desirable amenities: If a house has amenities that are currently popular in the marketplace, it will bring a higher price.


Don’t overprice: What many sellers don't realize is that overpricing can result in their getting less for their house than if they priced it right to begin with. The reason: Knowledgeable agents and buyers often won't bid on a severely overpriced house. By the time the seller wises up, many of his best prospects will have bought other houses, decreasing demand for the now properly priced property.


A house that has been better maintained and “shows” better will always sell for more than one that has had deferred (neglected) maintenance and needs work.


Get a CMA: Ask for a "comparative market analysis" (CMA), which shows the prices of comparable recently sold homes, on-the-market homes or “Active” and homes that are “Pending Sale”. The on-the-market homes and currently sold houses are the "competition" for your home.


Calculate the price per square foot: The average price per square foot for homes in your neighborhood shouldn't be the sole determinant of the asking price for your home, but it can be a useful starting point. Keep in mind that various methodologies can be used to calculate square footage.


Transaction Management - Many details must be finalized before a sale is finished, including inspections, approvals, contingency removals and title insurance. As your Realtor® we will work hard on your behalf throughout the transaction to close the sale. Through skillful negotiation we will advise you and monitor the contract process, keeping you informed every step of the way.
